Conservation Recovery — Proven on the Ground
The most important conservation fact is not a projection. It is something that already happened on this land.
When the Sanctuary stopped the logging and stopped the hunting and let the forest be, the property became what conservation biologists call a micro-refugium: a small, protected patch inside a degraded frontier landscape where life can reassemble itself. And it did — not at random, but in a sequenced cascade, each arrival preparing the conditions for the next.
What returned
First the soil fungi rebuilt the mycorrhizal networks, then pioneer plants thickened the understory, which brought the insects, then the insectivorous birds — great flocks descending each evening on the trees around the water. Then the mammals: caimans in the lakes, iguanas on the banks, armadillos, families of majas, breeding sloths (they felt safe enough to raise young here), rescued and raised capybaras, anteaters, non-venomous snakes, tortoises — and then ocelots: small, elusive wild cats whose presence is one of the clearest indicators that a recovering ecosystem has rebuilt its prey base. Scientists treat ocelots as an ambassador species for their habitat — where they thrive, the forest beneath them is functioning.
Why this is a moat, not a mood
For an investor this matters in three concrete ways:
- The conservation claim is verifiable on the ground, not aspirational — it is what makes the brand, pricing, and grant-eligibility credible rather than marketing.
- The mechanism is repeatable and scalable — the same "stop the pressure, let it reassemble" logic is what the reserve-expansion program (toward 52,000+ ha) is built to extend.
- It is the foundation of the science function — a recovering, measurable ecosystem is exactly what research partners (UNAP, IIAP, a CONCYTEC-recognized function) and conservation funders want to study and fund.
The jaguar is the horizon. Local Shipibo accounts hold the jaguar as the totem of the community that once lived on this land. Its permanent return — the apex indicator that the whole ecosystem is alive again — is the goal the full program is built to reach, not a present claim. The documented returns to date are the species listed above.
Community impact (2021–present)
The protection model only works because the neighboring communities are inside it, not outside it. Since 2021 the Sanctuary has run an active community-engagement program across four communities with more than 1,500 inhabitants — Santa Clara Zona 1, Zona 2, Zona 3, and Barrio Florido.

This is what makes the conservation defensible rather than extractive: the people who live on the frontier earn their living from the forest standing, which is the only protection mechanism that holds over time.
From a recovering patch to a 52,000-hectare reserve
The 24-hectare micro-refugium is the seed, not the end state. The strategic vision is to grow it into a 52,000+ hectare conservation corridor, in stages:
- Acquire ~2,000 hectares of adjacent community land to create a formal private conservation reserve (Área de Conservación Privada, ACP) recognized by the Peruvian state.
- Add an ecotourism-concession corridor on neighboring public forest, co-managed in the Tahuayo pattern.
- Anchor a research function — UNAP and IIAP collaboration, on-site ecological baseline studies (already under way during the closure), and a CONCYTEC-recognized program — so the reserve is measured, credible, and grant- and climate-finance-eligible.
Each stage is funded first by the lodge's own operating cash and then, at scale, by conservation and climate finance — the same flywheel that makes the place premium in the first place.
