The Asset
AWAKEN Sanctuary is a complete, autonomous property in Santa Clara de Ojeal, Punchana district, Loreto, Peru, about 15 km from Iquitos (roughly 1.5 hours by land and river via the Nanay port, or 10 minutes by helicopter to the on-site helipad). It is a built asset, not a green-field project.
Land (a key de-risking strength)
24 hectares of private property registered with SUNARP (Peru's public land registry), with a COFOPRI-formalized chain of title, purchased directly from local families. Title is clean and unencumbered, and the property sits outside the constitutional border-zone restriction. Clean, registered ownership of premium Amazon land is rare and is a significant advantage.
Accommodation
35 units across six categories (3,782 m² built), a maximum of 76 guests. The mix is deliberately weighted toward the mid-tier (jungle, lake and river villas) that does the commercial work, with a small number of high-rate signature units (SPA villas, the tree house) that lift the blended rate and anchor the premium positioning. Each category, its capacity and its rack rate (rental only — meals and activities are separate revenue lines):

Because the whole property holds a maximum of 76 guests behind a single gated perimeter, it can also be sold in its entirety to one group at a time — the full-territory buyout that is the Sanctuary's most differentiated product (see Revenue Engines).
Shared spaces
The communal buildings are sized for a full house and for group programming: a restaurant (220 m²) with a full commercial kitchen, a gathering and conference hall (200 m²) for retreats, offsites and ceremonies, a yoga hall (180 m²), a spa, and an open-air tree platform over the water. Together they let the property run multi-day immersive programs (3, 5 and 7-day) and host a single large group without any outside presence.
Infrastructure
The Sanctuary is a self-contained, autonomous reserve — it does not depend on the grid or the town for power, water, connectivity or access:
- Power: solar generation with generator backup.
- Water: on-site water treatment and filtration, fed by 2.5 hectares of reservoirs.
- Connectivity: Starlink high-speed internet across the property.
- Access: a private helipad (10 minutes from Iquitos by air) in addition to the land-and-river route.
- Security & privacy: three security gates with a guarded perimeter, so a group has the whole territory to itself.
- Staff: dedicated staff housing on site supporting a full operational team.
The buildings were constructed between 2021 and 2024 in the local vernacular — timber and palm — with materials legally purchased from members of the Santa Clara de Ojeal community, which is also part of why the property sits so naturally inside its landscape.

Corporate & tax
- Two Peruvian entities: AWAKEN Resort S.A.C. (SUNARP title 11151427) and AWAKEN Construction S.A.C. (title 11137448).
- Invested capital: roughly $2.62M to date, confirmed by the official valuation of the companies, registered with SUNARP.
- Ownership: all 45 investors are active shareholders; although there are two companies, all 45 operate under a single Shareholders Agreement.
- Active tourism licence: the company holds a current, active tourism operating licence.
- Tax regime: operates under Ley 27037 (the Amazon regime) — a 5% corporate income tax and IGV (value-added tax) exemptions, in force through 2048 — a durable, multi-decade fiscal advantage.
